Grounds maintenance takes on many forms and there are many things property managers must keep up with, and proper care and maintenance of paving and asphalt spaces is high on that list. Chipsealing services were created by engineer John McAdam sometime in the 1800s. This innovative approach is still used today though it has gone through updates and improvements over the years.

What is Chipsealing Services?

The basic process of chipsealing involves putting a thin shielding sealant and durable material over existing pavement. This sealant is applied to asphalt to help reinforce it and strengthen the materials. It’s called chipseal because it is created with a certain amount of gravel or aggregate added to the mix to provide finer texture to the sealant. Chipseal is designed to get into small cracks, chips, holes, and weak areas to seal, unify, and reinforce the pavement overall.

How Chipsealing Works During Application

Chipsealing companies have designed this seal, so it is usually brushed or swept over the area and worked into the designated area. This is different from typical smooth coats that are sprayed over the surface of the asphalt. This brushing or sweeping helps to maintain a smoother and more uniform look on the surface of an asphalt driveway or parking lot. Most traditional sealants are very rough and designed as they are applied only, or the target cracks ad chips, creating a very uniform and splotchy look.

Chip sealants can be an excellent choice for providing additional texture, roughness, and traction to an existing pavement. The added roughness allows for more vehicles to safely navigate the terrain and maintain more traction. This means they are not as likely to skid or slide around, even when conditions are wet or icy. Rougher pavement also sheds water more easily and resists ice formation, making it an ideal service for northern climates.
